Garage Structural Preparation

The client wanted to convert their integral garage into a home office with storage. The existing garage had a sloping floor, no insulation and a single-skin wall to the rear. We carried out the full structural preparation to bring it up to habitable standards before the fit-out phase.

Scope of Works

  • Removal of existing garage floor
  • New structural concrete slab with DPM
  • Insulation to walls and ceiling (building regs compliant)
  • Drainage connection for future utility use
  • New window opening to rear wall
  • Electrical first fix
  • Plastering and preparation for decoration

Challenges & Solutions

The existing floor level was 150mm below the internal house level.

We dug out and laid a new structural slab at the correct level with integrated insulation and damp-proof membrane, creating a seamless transition from house to new room.

The single-skin rear wall provided no thermal insulation.

We dry-lined the wall with insulated plasterboard on a timber frame, achieving building regulations thermal performance without losing significant floor space.

The Result

The garage was transformed into a fully insulated, level space ready for final fit-out as a home office. Building control signed off all structural work and the client was able to proceed with their chosen decorator for the finishing touches.
